This Privacy Policy explains how Q Real Estate, LLC (“Q Real Estate,” “we,” “us”), a Virginia real estate brokerage (License # 0226026757), collects, uses and shares information through this website, including the home-value request form and the MLS search sign-up form. By using this site you agree to this policy.

1. Information we collect

Information you give us

Home-value request form: property address, name, phone number, email address, and when you might sell.
MLS search form: name, email address, cell phone (optional), ZIP codes to search, minimum bedrooms and bathrooms, minimum acreage, and price range.
When you contact us by phone, text or email: whatever you choose to tell us, such as your plans, timing or property details.

Information collected automatically

Standard technical data your browser sends, such as IP address, browser and device type, pages viewed, referring page, and date and time of visit.
Cookies and similar technologies, described in Section 6.

We do not ask for Social Security numbers, bank account numbers or other sensitive financial information through this website. Please do not send them by web form or text.

2. How we use your information

To respond to your request, for example to prepare your home-value review or set up your MLS search and email you the portal link.
To contact you about the real estate services you asked about, by phone, text or email, as described in Sections 3 and 4.
To send listing alerts and market updates you sign up for.
To run and improve this website, and to keep it secure.
To keep business records and meet legal, licensing and regulatory requirements.

3. Calls and text messages

If you give us your phone number, Q Real Estate, LLC and its broker, Chris Ognek, may call or text you about your request and related real estate services. Chris may call or text you personally from his cell phone (540-834-7343) as well as from the office line (540-322-1591) or our customer relationship management (CRM) system.
We send marketing calls or texts using automated technology only if you have given us your prior express written consent. Consent to receive calls or texts is not a condition of any purchase or service. You can still work with us without agreeing to texts.
To stop texts, reply STOP (or UNSUBSCRIBE) to any message. You will receive one reply confirming your opt-out, and no further marketing texts after that. You can also tell us by phone or email.
We honor requests not to be contacted for at least 10 years, as Virginia law requires (Va. Code § 59.1-514). We may still contact you about an active transaction you have with us, or if you contact us again and ask us to.
Message and data rates may apply. Message frequency varies. Reply HELP for help.
Mobile phone numbers and text opt-in consent are never sold or shared with third parties or affiliates for their marketing purposes.

4. Email

If you give us your email address, we may send you information you asked for, such as your home-value review or MLS search link, along with related listing alerts and market updates. Every marketing email includes an unsubscribe link. You can also email [email protected] with “Unsubscribe.” We process opt-outs within 10 business days. We may still send messages about an active transaction.

5. How we share information

We do not sell your personal information. We do not share it with third parties for their own marketing. We share information only:

With service providers who work for us, under confidentiality obligations. These include our CRM provider (for example, Top Producer), our MLS search portal provider and Bright MLS (to create and deliver your search), and our email, texting, website hosting and analytics providers.
In a real estate transaction, when you ask us to, for example with a lender, title or settlement company, inspector, or the other party's agent, as needed to carry out your transaction.
When the law requires it, or to comply with a subpoena, licensing authority or court order, or to protect the rights, safety or property of our clients, the public or Q Real Estate.
If the business is sold or reorganized, in which case this policy continues to apply to the information transferred.

6. Cookies and analytics

This website may use cookies and similar technologies to remember preferences, understand how visitors use the site, and measure how well it works. We may use analytics services, such as Google Analytics, that collect information about your visits on our behalf. Our MLS search portal provider and embedded content, such as YouTube or Rumble videos and social media links, may set their own cookies under their own privacy policies.

You can block or delete cookies in your browser settings. Some features may not work without them. Google offers an opt-out browser add-on at tools.google.com/dlpage/gaoptout. We do not currently respond to browser “Do Not Track” signals.

7. Security

We use reasonable administrative, technical and physical safeguards to protect your information. These include encrypted (HTTPS) connections on this site, access limited to people who need it, and reputable service providers. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

8. How long we keep information

We keep personal information as long as needed to provide our services and meet legal, licensing and record-keeping requirements. Opt-out and do-not-contact records are kept for at least 10 years so that we can honor them.

9. Your choices and Virginia privacy rights

You may ask us at any time to see, correct or delete the personal information you have given us, or to stop marketing contact. We will respond within 45 days, and will not discriminate against you for making a request.

The Virginia Consumer Data Protection Act (Va. Code § 59.1-575 et seq.) gives Virginia residents certain rights, when it applies to a business. These rights include confirming whether data is processed, and accessing, correcting, deleting and obtaining a copy of personal data. They also include opting out of targeted advertising, sale of personal data and certain profiling, and appealing a decision about a request. Whether or not the Act applies to Q Real Estate, we will honor these requests where reasonably possible. To make a request or appeal a decision, contact us using the information below. We may need to verify your identity first.

10. Children

This website is meant for adults looking to buy or sell real estate. It is not directed to children under 13, and we do not knowingly collect personal information from them. If you believe a child has given us information, contact us and we will delete it.

11. Links to other sites

This site links to other websites, such as Zillow, Google, Yelp, social media and the MLS search portal. Their privacy practices are their own. Please review their policies.

12. Changes to this policy

We may update this policy from time to time. The “Last updated” date above will change, and material changes will be posted on this page.
