First off, Chris was an answer to our prayers! He really showed his value from the start when he thoroughly researched the value of our house - much higher than other appraisers have concluded just 6 months earlier. This is how we knew that our God, Jehovah, approved of Chris. Then we really started to see Chris' skills in this business - his recommendations in staging the house, and his high-tech camera, really got the interest in our home rolling. What was against us was the market of 2017 in Fredericksburg. Throughout even the flattened period of interest Chris checked up on us, and performed market analysis. Once we relisted in January, after taking a break at the end of Fall 2017, we got a relatively low offer. Then we started to see Jehovah's hand on Chris even more so. Chris was able to bring their offer up much closer to our asking price, and convinced the buyer's agent to recommend they address any issues in the house themselves - even about 90% of the issues that were identified by the home inspector. Towards the end of the sales transaction things got really ugly with the buyer party - having to do with a separate bill of sale on furniture they were interested in us conveying. Chris was on vacation, to boot! But he was able to handle the matter outside of cell service range, communicating consistently though emails, and get us through closing! We are very grateful to have had Chris Ognek as our listing agent, as well as Craig Adams, his "right hand", who also came through while Chris was on his vacation. My wife and I had a great experience with Chris Ognek as our agent selling our condo. Chris was very knowledgeable about our area, challenges with condos, and how to maximize value of our condo. When we found issues with our condo detracting from the value (not at all Chris' fault), namely excessive highway noise, Chris suggested a novel change in tactics to get the place sold with the maximum value. The resulting strategy started a sense of urgency and created a bidding war. Once we received all our bids, Chris recommended the bid to accept. Chris was also instrumental in conducting very tough negotiations with the buyer during the closing process. The buyer came to the table and demanded a significant amount of seller financed updates to be made post home inspection. We expected to walk, but Chris came up with a unique compromise that eliminated half of the buyer's request (the expensive, unreasonable ones), and for the remainder, suggested that the buyer split the cost with both agents (buying side and selling side). My wife and I didn't have to pay a dime! The upgrades were coordinated entirely by Chris and was done to the buyer's satisfaction such that we were able to proceed through settlement and closing without any more issues. What an experience! I don't know where we would be without Chris. Probably still stuck with our old condo.

He doesn't treat us as just another business transaction, he wanted to get to know us personally as well. That really struck a chord and my wife and I instantly knew he was the one to go with. Chris was very patient with us. We didn't know exactly what we wanted in a house so we chose a few listings we wanted to see. He didn't try to sell us the houses we saw, instead he stood back and listened to what we liked and didn't like about the house. He would use the feedback to filter out the current listings on the market and would continue to do so with each house we toured until we found our house. He never once tried to push a house on us, although my wife is a different story. Since we are first time homeowners, Chris would also point out things here and there that a first timer wouldn't know and also spot potential problems. I'm an engineer so needless to say I am a hands-on person, I like to know what is happening at every step. Chris was always prompt in our communications, even though I'd send a dozen emails on some occasions. When we met in person his full attention was on us, he wasn't answering phone calls unless it was absolutely critical. That was important to us. I think what shocked me the most after we closed is that the relationship with Chris does not end after you're in your house. I did not know I was in the market to buy a home. I got out of work early one day; about 3 minutes away from the apartment I noticed the flyer of a home builder. Since my lease was ending in a few months I decided to take a modest look at what a newly constructed home looks like. I walked into the sales office where I was greeted by a tall attractive sales rep. She was very well put together and only spoke when we made direct eye contact. I took a tour of the three level open concept town house. Every inch of the place was decorated to carry you from one area to the next. After 10 minutes, I was captivated by the freshness of the new town house. Fresh carpet (never had that), stainless steel everything (never had that), a master bathroom (never had that). It was hard to believe that 20 minutes ago the only thing on my mind was parking my rear on the couch and watching ESPN as I munched on some Frosted Flakes, They're Grrrreat. Next thing you know I am sitting in a leather chair getting my credit pulled, while I Google search "what does FHA mean" I left the sales office with 3 credit scores and zillion things on my mind. I knew I could not let emotion push me to buy something that takes 30 years to pay off even if I was "qualified". I got to the apartment skipped the Frosted Flakes, pulled out the macbook and sought the internet for advice. After allowing my thoughts to slow down to a speed of which fingers could coherently type, I decided a good place to start would be to look at what else was out there in the 250K ball park. I quickly realized that pictures could not evoke those feelings I had earlier that day. Finding Chris was an absolute Jack Pot. I received a reply within about 1-2 Hrs. I purchased my first property with Chris' help a little over a year ago. I've heard horror stories of realtors who didn't know what they were doing, inaccessible, or just not attentive. Chris was NONE of those things. I felt re-assured within the first few moments of meeting Chris. I was instantly put at ease. He walked me through the initial steps of what to do to buy a property and was ALWAYS available to answer questions. I almost felt a little badly, because he always seemed available. There was not ONE step in the process where I didn't believe Chris had everything under control. He was very calm and collective and explained EVERYTHING to me about the home buying process. I know without a doubt, that I would have paid a LOT more for my property if Chris wasn't aware of the area and what to expect from the seller. I was BLOWN away by how well the purchase of my home went. Where I was really impressed was after the sale. There was an issue with a utility in my home. I had a long drawn out question about a warranty and was looking down the barrel of a few thousand dollars worth of repairs. Chris responded almost immediately with "I set up all of my clients with a home warranty, relax you're covered". Anyone who is reading this review DEFINITELY knows that customer service is hard to find after a transaction is completed, so again I was BLOWN away by the after care that Chris provided. Even today he CONSTANTLY supplies helpful information about the market, and how to maintain my property to make sure my value only goes up. So, to summarize, Chris knows what he is doing. I am a business professional, and rarely see the customer service in my day to day that I see with Chris. He truly and honestly cares about making his client happy, and he works tirelessly to do it. I still believe that a name means something, and I take my name very seriously. I wouldn't recommend anyone who I didn't have faith in, because it could affect my name poorly. I noted the negative review posted for Mr. Ognek and was motivated to respond. I have known Chris now for 5 years. We met when we were desparate to escape an underwater mortgage situation. We started taking action probably two years before short sales became more mainstream, and Chris was the ONLY realtor who we could find who had a solid grasp on the process and how to deal with the banks and the 'system.' I don't know where we would be now if he hadn't shepparded us to a solution. I decided, with some trepidation, to purchase a house in 2009, when the market was crashing and I was only 26 years old. This was going to be my first house and I was very nervous and overwhelmed by the entire process. He was very patient as I can be picky and we must have looked at 50 homes, most of them in dilapidated condition due to the overwhelming number of foreclosures. He helped me see past the mold, past the damage, and helped me see what it could be. I took a chance and bought a house that basically had nothing in it; no ceiling in the kitchen, no appliances, and mold. Chris told me to look at the prices in the neighboring area and encouraged me to get this great investment. I would have NEVER bought this house withouthhim; I completely trusted him and his expertise proved to be incredible. As a result of his expertise in the markets, the house I purchased was recently appraised for $90,000 more than what I paid for it including the money I spent fixing it up. Chris pointed me towards financing options, at a great rate, that would assist me in acquiring additioanl capital to repari the house, otherwise known as a 203K loan. He recommended a great contractor and the one issue I had with the contractor during construction was handled by Chris personally and immediately. One year later I had an issue with the house due to work done by the contractor Chris recommended. I called them both and it was immediately taken care of, free of charge. This was a year later! Well after I closed, after Chris had been paid, after enough time had passed when he could have forgotten who I was. Free assistance a year fater my purchase? Who does that!? Chris! His personal touch can not be beaten. I plan to rent my house out next year and it will only be with Chris. I can not recommend him enough and he is the only realtor I will use again in the Northern Virginia area.
